Visitor parking area built as part of Thomas Armstrong (Construction) Ltd’s £7m contract to refurbish & extend accommodation provision.  120 spaces were provided within woodland together with a new gatehouse reception building.

CLIENT: Center Parcs    VALUE: £510,000     COMPLETION: April 2019    

DURATION: 20 weeks    CONTRACT: JCT Intermediate

WORKS INCLUDED

  • Gatehouse reception building
  • Vehicle access barriers
  • Adjustment of site levels; SuDS drainage system; installation of hardcore parking bays; bitumen macadam circulation roads; road markings

KEY RISKS/CHALLENGES

  • Holiday Park business open as usual alongside construction work.  
  • Challenging timescales set by Client.
  • Working hours restricted to avoid nuisance to Visitors.  

COLLABORATION AND VALUE ADDED

  • Construction details value engineered to meet Client aspirations and budget.  
  • Phasing agreed to ensure continued usage of existing facilities.  
  • Frequent ‘Look Ahead’ meetings with Park management team so that everyone was fully informed.

PLANNING AND PROGRAMME

  • Deliveries programmed to avoid busy change-over days (Monday & Friday)
  • Programme continually monitored to ensure that the handover dates would be met. Important so that Center Parcs could take bookings as planned for their business case.
  • Working methods planned to safeguard an environmentally sensitive area where wildlife is encouraged as part of the visitor attraction.  

SUCCESSFUL OUTCOMES

  • Works completed on time.  Handover with car park fully operational for change-over day.
  • Variations agreed as work progressed, due to embedded NEC philosophy within our management team and ongoing timely correspondence within contract timescales.  
  • Zero material sent to landfill (levels adjusted to balance cut / fill operations)
